It’s a good question – and one that’s frequently searched for on Google. Resin flooring systems are incredibly durable and versatile – and perform exceptionally well in commercial and industrial spaces. Typically, they are warrantied anywhere between 2 and 10-years – but can last a lot longer. But it really does depend on the specification, usage and how well you look after it.
Here are some insights from the team at Central Flooring to help you.
Is the flooring specification fit for your environment?
Whenever we visit a client to quote on a new resin flooring system, we always make absolutely sure that the floor specified meets the brief, to fully maximise our clients investment.
- The most common mistake we see is the wrong resin flooring spec. Take a commercial kitchen. What we would expect to have been specified is a seamless polyurethane heavy-duty floor that can withstand heat and pressure washing. But all too often we see low-level coatings or soft floorings installed, like vinyl, because it’s low cost.
- Another common mistake is under specification. Usually, in cases like this, the seller recommends a floor to meet the client’s budget, rather than the client brief. But the place to start, is by firmly aligning the floor spec with the environment it’s being installed and being presented with a quotation to do the job properly.
- If you opt for a simple ‘two pack two coats of paint’ floor coating – that’s poorly prepared, hasn’t been put down at the right thickness – and the wrong advice is given on how to clean and maintain it, your floor is likely to start deteriorating within weeks. It’ll most probably want refurbishing within a year or two.
Preserving the performance of your resin floor
If you think about it, a floor is the most used area in your workplace – you walk on it, your workstation sits on it, and forklifts and other heavy traffic frequently power across it. Be really mindful about everyday wear and tear – you don’t want it to go beyond the coating and down to the concrete, as it can be costly to prepare it for recoating. And remember the doorways and aisles – as these will want some TLC, too.
Maintenance package and operating manual
Your contractor should hand you an operations manual on how to properly maintain your floor. That’s what we do. A useful manual will include how often to clean it, what to clean it with, and the proper pads to use. If you pick the wrong pad, which often happens, you’ll end up damaging your floor. If you use a black pad, for example, instead of cleaning your floor, you’re actually sanding it. The correct cleaning pad is red or white. So if you’re given the wrong advice or operation manual, you can end up wasting your money very quickly.
That’s why getting the right advice and warranty is so important – you may have to pay a little bit more, but it means your floor will perform as intended for years.
At Central Flooring, we supply a maintenance packages. We’ll handover an operations manual detailing which products we’ve installed, instructions on how to clean and maintain it, floor plans – in fact, anything to do with your floor arrangement, will be in the manual. So in 4 to 5-years’ time, if you decide to overcoat your floor using another flooring contractor, you can say, ‘here’s what we have, can you do a match to overcoat it’.
